Our client ... is the major house building arm of a global organisation providing beautiful living spaces throughout the central belt of Scotland. From one bedroom apartments to large 6 bedroom villas, our client uses their extensive expertise to deliver quality homes.

A Senior Quantity Surveyor is now required to join the commercial team. Priding themselves on operational excellence and exceptional customer services, this role requires an individual who shares the organisation’s values.

Applicants will ideally have:
• Extensive experience gained in a house building background together with main contractor or PQS experience
• Demonstrable experience in commercial management of housing developments, both in terms of monitoring and forecasting both cost and value
• Detailed working knowledge of construction and contract law and conditions of contract
• Detailed knowledge and understanding of tendering and procurement processes
• Good knowledge of Building Regulations, NHBC, and Health & Safety requirements
• Excellent negotiation and communication skills

Regarding the role, the successful applicants will be accountable for the profitability of developments and will be responsible for developing appropriate strategies to ensure delivery of required margins. Responsibilities will include:
• Continually monitoring projected costs and income to completion for developments and preparing accurate monthly cost to complete reports with reconciliation to budget/tender
• Monitor development cashflow ensuring that all applications where applicable are made in a timely manner
• Calculate all the prime costs on developments within the business, reporting any movements in costs since the preparation of the land purchase exercise
• Assist in the preparation of accurate BoQ’s for competitive tendering purposes on development sites.
• Negotiate and place orders with contractors / suppliers on a competitive tender basis ensuring that developments are delivered on budget
• Liaise with the Land, Design and Sales functions to produce land viability reports, deeding into the Gate Stage approval process.

Maintenance Manager

Maintenance Manager –Edinburgh & Lothian

Our client, a well known leader within the property industry, is currently recruiting ... for a Maintenance Manager. Your main responsibility is to ensure customers receive clear communication and a quality of service to meet customer expectations throughout the customer journey.
Duties:
• Deal with customer issues raised through the office and ensure all works are completed to company standard. Escalating to the Customer Experience Manager where required.
• Respond to letters/emails in a timely manner and organise sub-contractors and materials as required through the Commercial team.
• Visit customers as necessary to agree scopes of work, rectify and resolve defects, monitor and act on measures of customer satisfaction results via In-House Surveys and NHBC reports.
• Project manage work and investigate construction issues that occur in occupied properties.
• Ensure the quality of repairs, time lines are adhered to and that the customer is satisfied with the actions.
• Manage sub-contractors to ensure that work is completed within agreed timescales and highlight any issues to the Construction Director
• Management of Maintenance Operatives:- Health & Safety, Transport, allocation of work, technical advice, quality of workmanship, accurate completions of company documentation, contra-charging & identify training requirements.
• Build positive relationships with internal teams and external business partners, and source specialist contractors where required.
• Ensure customer issues are resolved within the required time scales.
• Liaise with all other departments on a regular basis
• Carry out regular training with the other departments to increase customer service awareness
• Adhere to strict Health and Safety regulations
• Identify and instruct Management Companies for new developments
• Create agenda for monthly meeting with management team
• Liaise with NHBC claims department and oversee resolution/insurance meetings
• Source specialist contractors as required
Knowledge & Skills:
• A sound knowledge of build techniques, NHBC standards and regulations
• Strong negotiation skills
• Excellent written, verbal and listening communication skills
• Interpersonal skills with the ability to adapt to the differing types of customers
• Good analytical skills
• Decisive
• Competent PC skills including MS Word, Excel, Internet Explorer (or other web browser) and Outlook
• Display a professional and confident approach at all times
• Previous experience in a client liaison or customer service role is essential
• Experience of working in the construction or housebuilding industry, diagnosing defects and recommending a solution
• Experience of leading a team
• Experience of using Sitestream and Sharepoint or similar is desirable

Salary up to 35k + excellent benefits package
